The Arrow Electronics tenant improvement at the Airway Commerce Center was a fast-tracked industrial buildout completed within an existing 198,000-square-foot warehouse to support the operations of Arrow Electronics, a global distribution company. Delivered under an accelerated schedule, the project achieved Certificate of Occupancy within approximately 90 days despite challenges created by the 2025 government shutdown, which impacted permitting and regulatory coordination. The scope included significant electrical and lighting upgrades, high-panel power distribution, warehouse conditioning with multiple 25-ton HVAC units, dock equipment installation, racking, security systems, and office buildout.
Due to the building’s proximity to Reno-Tahoe International Airport, BLC coordinated closely with the Reno-Tahoe Airport Authority to install twelve rooftop units using a Black Hawk helicopter, maintaining schedule despite airspace constraints. Through competitive budgeting and evaluation of alternate products, approximately $200,000 in cost savings were achieved without compromising quality or performance. Developed by Tolles Development, the project was later recognized with a NAIOP award.
