BLC Builders was proud to deliver our 7th project for this valued repeat client, a testament to the trusted partnership we’ve built over time. This 2,200 SF tenant improvement was constructed inside an existing 360,000 SF warehouse, with our scope covering 135,000 SF on one side of the new demising wall. The build-out included full mechanical, electrical, and plumbing upgrades, along with new flooring and paint finishes to create a modern office environment.
Key features included the installation of new storefront windows into existing concrete tilt panels, reinforced with full-height steel strongbacks, as well as the construction of a new 520-foot full-height demising wall to separate the warehouse space. To support long-term flexibility, future electrical conduit runs were installed throughout the 135,000 SF portion of the warehouse, allowing for easier division of tenant spaces as needs evolve.
One of the project’s biggest challenges was coordinating the complex electrical work, which required careful planning around large wall racks and oversized conductors within conduits. By overcoming these challenges, BLC Builders once again demonstrated our ability to deliver high-quality, technically demanding tenant improvements on schedule for a valued repeat client.
